We provide in-depth, narrative-style inspection reports complete with digital color photos, delivered electronically in less than 24 hours (typically delivered on the same day as the inspection). Each report will include evaluation of the subject home’s roof coverings, exterior wall coverings and trims, windows, grading and drainage, visible structural components, interior ceilings, floors and walls, evidence of adverse water impact, electrical and plumbing fixtures and systems and permanently installed appliances.

Most home builders offer a limited warranty on the structure and components in a new home for at least one year. Our detailed home inspection and report, completed prior to your home warranty expiration, can help you and your builder identify and prioritize repair of adverse conditions and defects.
Pool and Spa Inspection
Swimming pools and spas make up a big part of a property’s value and can be a significant part of your home’s annual maintenance and utility budget. Our affordable pool and spa inspection report will identify costly issues before your purchase. Each report will be completed in compliance with the Texas pool and spa inspection Standard of Practice.

The thermography inspection report addendum will include infrared images made with our FLIR E8 camera system that identify heat anomaly issues in the home. The infrared thermographic evaluation can be conducted during the scheduled Home Inspection for a minimal additional fee.
NRPP Certified Radon Measurement
Radon is an odorless, colorless, naturally occurring radioactive gas resulting from the radioactive decay of uranium, which exists in most soils. Radon can enter homes and buildings from under a slab, crawlspace or basement.
Radon is the second leading cause of lung cancer after smoking.
High radon levels have been found in every NM county and in every US state.
Levels can vary widely, even from home to home in the same neighborhood.
Radon levels can be lowered, and homes can be modified to be radon-resistant.
Miles is NRPP Certified (https://nrpp.info/listings/bl-17802.html) and trained to conduct Radon measurement in homes, multi-family units, schools, and commercial buildings.
Testing is completed over a 48-hour period. The resulting measurement will let you know if potentially harmful Radon levels are present and whether mitigation measures should be considered before purchase of a home.
Mold Sampling
Home buyers should be aware of mold problems before purchasing a home.
Mold exists everywhere and is a natural part of the environment. There are many types of molds and all need water and food to grow. Outdoors, mold plays an important role in breaking down organic material like fallen leaves and dead trees, but indoors, it can cause property damage and health problems.
Indoor mold can be problematic if it is left to grow in areas, like in carpets or walls. Excessive mold count indoors indicates there may be unseen moisture damage or impact in a home.
Exposure to mold can trigger allergic reactions and asthma symptoms in people who are allergic to mold.

Your detailed Mold Report will be delivered by email 2 days after sample collection and will identify over 90 mold spore types as well as other air particle contaminants like pollen, animal and human dander, insect parts and more.
Duct Leakage Testing
All the heated and cooled air in your home moves through the ductwork. Where is your duct distribution system located? In the attic. Where are summer and winter temperature conditions worse than in the attic? Nowhere!
A study conducted on behalf of the El Paso Electric Utility examined duct leakage in a set of non-Energy Star rated new homes. On average the duct systems in this sample set of new homes lost 20 - 30% of the rated system heated and cooled air flow to the exterior!
My personal experience testing ductwork while conducting energy audits reveals that this issue is far worse in Las Cruces area homes. Many homes we test have duct leakage losses up to one half of the total system capacity wasted.
Leaky ductwork not only costs dollars and reduces comfort but can also lead to health and safety issues. Distribution duct leakage at the attic can lead to negative pressure inside a home and extreme cases may lead to back drafting of gas fired appliances - elevating your family’s risk of exposure to Carbon Monoxide and other harmful combustion gases. Your attic can be a dirty place with all kinds of contaminants - fiberglass insulation, dust, bugs, and rodent and bird feces. Leaks at ducts allow these particles to move into your home. Most of the dust you wipe up every week from tabletops was transported inside through your ductwork.
